Site Feasibility Tool

Go/No-Go Decisions Before You Spend

Traditional feasibility studies take weeks and cost thousands before you know if a site is worth pursuing. Brox runs zoning checks, calculates the buildable envelope, models scheme costs, and returns multiple massing options in about four minutes so you make acquisition decisions with real data, same day.

Development site feasibility analysis showing buildable massing and cost model
The old way
  • Hire an architect before you even know what you want
  • Three to six weeks of feasibility studies per site
  • One or two options whatever fits the fee
  • Cost surprises discovered after design is done
  • No idea what's possible until the drawings come back
With Brox
  • Describe your project in plain language no expertise needed
  • First zoning-checked concepts in about four minutes
  • Multiple design variations with full cost breakdown
  • Live cost model on every layout choice
  • Walk into your first meeting knowing exactly what you want

Three steps. Four minutes.

01

Describe your project

Tell Brox the rooms you need, your budget, and your site. No architecture knowledge required describe it the way you'd explain it to a friend.

02

See your options

Get multiple design concepts with real cost breakdowns, floor areas, and zoning checks. See exactly what you're choosing between before committing to anything.

03

Hand it over

Lock in the concept you want. Walk into your architect or builder meeting with a clear brief, a cost estimate, and drawings ready to develop.

Built for the concept stage.

Buildable envelope in seconds

Enter the site address or lot dimensions. Brox pulls setbacks, height limits, floor area ratio, and use permissions, then calculates the maximum envelope you can legally build within.

Scheme viability at planning stage

Every massing option comes with a planning-level cost estimate. Know whether the scheme stacks at your budget before you have spent anything on professional fees.

Multiple massing options per site

Compare a low-rise high-coverage scheme against a taller compact footprint. See the GFA, cost, and design trade-offs side by side and choose the direction worth pursuing.

Feasibility in minutes, not weeks

Traditional feasibility engagements take weeks. Brox returns a zoning analysis, buildable envelope, and costed scheme options in about four minutes so you can make acquisition decisions the same day you find a site.

Compare sites before committing

Run multiple sites through feasibility from one account. Compare yield, cost, and zoning compliance across a shortlist of acquisitions before committing capital to any of them.

Brief ready for your design team

Export a structured brief site data, buildable envelope, preferred scheme, and cost estimate and hand it to your architect or planning consultant. They start from a defined scope, not a blank page.

Questions,
answered.

Brox feasibility is calibrated for pre-acquisition and concept-stage decisions. Cost estimates are planning-level figures accurate enough to filter viable schemes from non-viable ones and to compare options. They are not contractor quotes. Before proceeding to planning submission, verify with your architect and quantity surveyor.

Yes. Studio and Practice plans allow you to maintain multiple active projects. Run each site through feasibility independently, then compare outputs across your acquisition shortlist before committing capital.

Brox covers supported regions globally and is expanding. For sites in covered areas, zoning data is pulled automatically from your address. For other sites, you can enter your local planning rules manually and Brox applies them to the feasibility calculation.

Once you have identified a viable scheme and decided to proceed, you will need an architect for construction documents, a planner for permit submissions, and a surveyor for boundary and site condition confirmation. Brox gets you to that decision faster and with a defined brief which typically reduces the cost of that professional engagement.

Studio is right for individual developers running multiple sites. Practice is built for teams multiple seats, unlimited projects, priority support, and the full DWG/IFC export suite. Both include all feasibility features.
